A presente pesquisa aborda as estratégias e os desafios envolvidos na proteção das áreas de vizinhança de bens tombados, tendo como contexto o impacto das transformações urbanas e a preservação da memória coletiva. O objetivo do estudo foi analisar como o desenvolvimento urbano afeta a integridade desses patrimônios e propor diretrizes que conciliem a conservação cultural com o crescimento das cidades. A metodologia utilizada baseou-se em uma revisão bibliográfica abrangente de artigos científicos, legislações e estudos de caso relacionados à proteção do patrimônio e gestão de vizinhanças. O desenvolvimento desenfreado, a especulação imobiliária e a gentrificação são fatores que ameaçam a preservação dos entornos de bens tombados, além de demonstrar a importância da participação comunitária para a eficácia das políticas de proteção. A conclusão aponta para a necessidade de políticas públicas integradas que promovam o equilíbrio entre modernização e conservação, destacando a relevância de tecnologias sustentáveis e a valorização das memórias locais como componentes fundamentais para a gestão do patrimônio cultural.

This paper addresses the strategies and challenges involved in protecting the neighborhoods of listed properties, taking into account the impact of urban transformations and the preservation of collective memory. The objective of the study was to analyze how urban development affects the integrity of these heritage sites and to propose guidelines that reconcile cultural conservation with the growth of cities. The methodology used was based on a comprehensive bibliographic review of scientific articles, legislation and case studies related to heritage protection and neighborhood management. Unbridled development, real estate speculation and gentrification are factors that threaten the preservation of the surroundings of listed properties, in addition to demonstrating the importance of community participation for the effectiveness of protection policies. The conclusion points to the need for integrated public policies that promote a balance between modernization and conservation, highlighting the relevance of sustainable technologies and the appreciation of local memories as fundamental components for the management of cultural heritage
